Central Plant and Patient Parking Garage

To improve patient access and modernize St. Luke’s Boise Medical Center, a new, joint central plant and parking garage was constructed. The facilities are located between 1st and 2nd, and State and Jefferson streets, northwest of the medical center. The central plant is located on the south side of the lot, while the connected parking garage faces north. These new facilities provide much-needed upgrades to the hospital and help meet the health care needs of a growing population in the Treasure Valley.

The new central plant and parking garage are part of the St. Luke’s Master Plan. Following a multiyear planning and engagement process, the Master Plan was approved by the Boise City Council and adopted into the City of Boise’s Blueprint Boise comprehensive plan in 2015.

The new central plant replaces an aging facility currently located at 1st and Jefferson, and feature various logistics and mechanical functions. This project also supports regular access and emergency egress from both the parking garage and existing 1st Street Medical Office Plaza.

The parking garage features more than 1,000 stalls. The facility is six stories above ground and two levels below of enclosed parking.

Layton Construction served as the general contractor.

To enable the construction of the central plant and parking garage, St. Luke’s worked with a local development company and the preservation community, including the Idaho State Historical Society and Preservation Idaho to identify and relocate historic houses in the area. Many houses will be restored to their original intent as residences in various Boise neighborhoods.

Statistics

  • Central plant is about 90,578 square feet
  • Parking garage is about 375,060 square feet
  • 1,128 parking stalls
  • Eight stories: two below grade and six above

Exterior Activation

St. Luke’s and Hummel committed to facilitating activation following community and neighbor input. The surrounding area of the central plant and parking garage features trees and landscaping and is conducive to a variety of activities. In the future, the plaza area located on 1st Street will include event space, public seating, bike racks, plantings and a Boise Green Bike Station. Additionally, bike maintenance and storage will be located off the plaza area on the first floor of the parking garage.

Timeline

Construction on the central plant and parking garage started in early 2019 and completed in early 2021.
