The Need

The ability of St. Luke’s to provide care and expand services for McCall patients depends on being able to recruit and retain health care staff. Unfortunately, access to stable, affordable housing is a pressing need for many of our St. Luke’s employees.

That is why St. Luke’s McCall Foundation and the McCall Memorial Hospital District have joined together in a partnership to develop Trillium Ridge—a new, affordable workforce housing complex for local health care workers.

Bringing Affordable Workforce Housing to McCall

The Foundation purchased the five-acre property slated for Trillium Ridge in 2023. It sits adjacent to a bike path and N. Mission Street. Trillium Ridge will:

  • Feature 38 townhomes, each with two- and three-bedroom units.
  • Be priced at no more than 30% of a family’s household income.
  • Prioritize renting to St. Luke’s McCall employees.

Development Cost

The preliminary estimate to develop Trillium Ridge is close to $30 million. Included in this estimate is $3 million for infrastructure costs.

The Foundation and District will begin placing water, sewer and roads in 2025-2026 and hope to break ground on phase 1 of the development in 2025. Fundraising efforts will be ongoing throughout the project.
